5 unit building for sale

I was informed today of a building which is for sale privately.  Here's the information I was given:
 
Building is on McArthur St.
5 units - 4 residential, 1 commercial
Asking price $399k, target price $365k, whatever that means.
Gross Income:   $38.5k
Total Expenses: $11.5k
Net Income:       $27k
 
...and that's all the information I've got.  If you want more let me know and I'll put you in touch with the seller.
