I'm selling a quad-style 3-bedroom townhouse that was just vacated by a good, long-term tenant. I'd like to sell this house in order to buy a larger property.
Comparables sell for around $155,000 after upgrades (check MLS 727139 & 726501)

This one is clean - i.e. no junk etc., but needs to be upgraded since all the flooring, cupboards etc. are original. Work could start immediately.

I'm asking $135,000, which is market value minus renovation costs and real estate fees.

If you are interested please respond ASAP, since I'll be starting work in there myself if I can't find a buyer for a fast sale.
