Can anybody recomend a resource or provide me with an ROI calculator that accounts for mortgage paydown and cashflow? These two factors always seem to be left out of various examples when an author talks about the ROI calculation- I get the basic formula but these factors can significantly increase an ROI calculation and assist in presentations when discussing with potential investors.
