I have a friend who is desperately looking to buy a cottage. They have the cash ready and are only waiting to find the perfect getaway place.

If you know of someone selling a cottage (or even owning one that they're not using and might be persuaded to sell), you might be able to broker a deal and get a bit of a commission for yourself.
I am not interested in getting any money out of this - I'm simply putting this up as an opportunity and to help them find their little cottage.

Here are the absolute "Must-Haves" - don't bother showing up with something that is missing these:

1) Sunny exposure, i.e. no north side of the lake hat never sees the sun. Trees are OK if they can be partially removed to allow the sun through.
2) Water front or guaranteed access to water where you can SWIM.
3) Within approximately 1.5 hour drive from Ottawa
4) Not to exceed $140,000 including all necessary repairs (and your commission)
5) Building must be safe (i.e. not falling down around your ears)
6) 3 bedrooms or space enough to create 3 bedrooms.

Nice to have, but not stoppers
1) Indoor toilet and running water
2) Woodstove or fire place
3) No major repairs (if there are, then the price definitely has to be right)
