I had a call earlier this week from the owner of a 7-plex.
He has just finished renovations on the entire building. New doors, new windows, new roof, etc. etc.
He is a former construction owner/operator, so everything is up to code. He estimates no repairs major repairs will be required for 10 years (allowing you time to save for them :-). Operating costs are next to zero for several reasons.
Currently the building is vacant but he will start putting in tenants in effective December 1st.
There are 3 x 2Br and 4 x 1Br in the building. Two and a half storeys tall with a common hallway/staircase that runs up the middle of the building. Fire retro done. Close to all amenities (walking distance).
Asking price to be negotiated, but ballpark $500-600K. VTB available, however the owner is looking to purchase another larger commercial building.
