Mike Fox here. Sorry I did not mention this deal last night at the meeting.
I have a 2bdrm and 3bdrm side by side duplex under contract for $140K in Brockville. Tenants pay utilities. It cash flows positive around $400/month. (Thats after 100% financed. In your pocket $400/month!)
I am looking for someone to JV with on this deal only because I am in the process of buying another property and cannot afford to buy both.
Why is this deal any different than all the other ones you get pitched on the regular? Well, Brockville is my market. I know it inside and out. I know the areas that rent and the areas that dont. I am not in the business of assigning condos or other property and taking a piece off the top, nor am I one of those guys that does a JV then forgets the property even exists and is off to the next deal.
Those of you who know me in the OREIO group know that I know how to make money in Real Estate, especially in Brockville. I understand that a person cannot buy every good deal that comes along, but I really dont want to miss this one.
A lot of people wasted my time when I posted my ten unit for sale here (which I sold within a month not to an OREIO member), so please please serious inquires only. I believe this would be a great deal for one of the newer investors looking to get their feet wet with no risk. I say no risk, because I will guarantee a positive cash flow, and a capital profit when we sell.
