Right to the point- I need $45k on a 50/50 jv deal. The property is a townhome condo in Orleans. I bought one in the same condo development in July 2009 that is very similar right down to the layout for $30k less than what this current one is posted for. This allows for some serious negotiation! In any event, the appreciation in this neighborhood is far above the 6% or so average.

Here are the numbers:
Return on investment (1st year)
Cash Return $1633 or 3.6%
Mortgage Pay Down $1705 or 3.8%
Appreciation**(5%) $9750 or 22%
Total - 30% in the first year!

These numbers are very conservative. For those of you that are interested, I can provide a more in depth analysis.

This property was just listed today (Mar 16th) but doesn't get posted on MLS until Friday. Another property two doors down sold on this street in January in four days for near asking of $194k.
