Lease or Month to Month

Hi Folks,

A question on leases:

I have heard that in many situations a landlord will allow a tenant to rent on a month-to-month basis following the expiry of a 1 year lease. My question is whether this is advisable or if this should be avoided?

Should a landlord always try and get a tenant to sign a new lease at the expiry of a current lease or is there no great advantage in doing this?
