Question on abandoning an apartment

I have a tenant that I've issued an eviction notice to and it expires today (today's the 15th day), Over the past 3 weeks or so, I've left 5-6 phone messages and two notes on his door asking him to let me know if he's going to pay, going to leave or going to stay and fight and he hasn't got back to me. I had to go in and change the smoke detector batteries 3 days ago and noticed his stuff is still there but I suspect (but am not completely sure), that maybe he's just taken off and left. Has anyone ever had one of their units seemingly abandoned only to have the tenant come back a week or two later? I spoke with the rent board and they said it a gray area but compared to applying to the board to finalize the eviction, it seems like a much easier process. To go through with the eviction, it'll take another 6 weeks or so to get a hearing but with the abandonment route, it seems that I can have his stuff out (I have to store it for 30 days) in a couple of days and re-rent it next week if I don't hear from him. Anyone have some experiences they can share?

Thanks

Brian
