Depending on what kinds of passive investments you are managing, I have been using Quicken for things like stocks, bonds, private mortgages, etc. All my real estate is in QBO (Quick Books).
I also have an excel based annual operating plan that uses QBO output to calculate asset values and forecast cashflow. That sheet also has a debt table that shows the mortgage amount, plan limits, property lien and where the debt is allocated. Hence it also calculates my net worth. It is useful to me but likely too complicated for others.
If quicken doesn't work for you then you may be looking at a custom spreadsheet.
