    Hello,  If you have a single lease, and no locks on doors then it should not be considered a rooming house. 

    Most Landlords/Owners are concerned that under the new government lease, you can rent out a single family home, but cannot prevent the lease holder from allowing others persons to stay there. (the leaseholder is not allowed to charge more in total rent than the monthly rent on the lease) 

    In your case, I suggest to have them all included as tenants and sign the lease.

    The Government Tenancy Agreement states. "Unless otherwise agreed in the additional terms under Section 15, if there is more than one tenant, each tenant is responsible for all tenant obligations under this agreement, including the full amount of rent"

    Or you could have one person be responsible for the lease, and the others listed as occupants under your additional terms.

    Hi fellow investors!

    I am looking for some clarification. I plan to rent out a bungalow that has 5 bedrooms (3 main level and 2 in basement). The bungalow has one kitchen and is a typical residential home. I would have all occupants on one lease and no locks on the bedrooms etc... Is a 5 bedroom residential lease legal; meaning at what quantity of bedrooms does the house become considered a rooming/boarding house? I looked through some old OREIO presentations and i came across 4 bedrooms, but then saw another presentation where 8 was the number?
