In this session, Carina will share three powerful lessons learned from years in the land development industry — lessons shaped not by theory, but by real projects, real challenges, and guiding others through the development journey.

Drawing on her experience as a land developer, coach, and mentor, Carina will offer an inside look at how developers think, what most people misunderstand about land, and why some of the best opportunities are often hidden in plain sight. Through practical stories and hard-earned insight, she will show how developing “the developer’s eye” can change the way investors evaluate properties, recognize potential, and understand what it truly takes to turn land into value.

Attendees will walk away with a sharper perspective on land development, a better understanding of the mindset behind successful projects, and a new way to see opportunity where others may only see obstacles.


About Carina:

Carina Guzmán is the President of Creative Dev Ventures and the founder of Land Development Academy, where she brings over 15 years of land development experience to both real-world projects and developer education.

Through CDV, she leads purpose-driven communities that integrate housing, wellness, recreation, and long-term community value. Through LDA, Carina helps aspiring and experienced developers confidently identify opportunities, navigate due diligence, approvals, financing, and exit strategies, and turn land into profitable, impact-driven projects.
