    Hi Adrian,

    It is a bit tough out there trying to sort out the options. I've gone to SaaS based solutions as that is the future. I chose Buildium as it is quite good for residential management but somewhat weak for commercial. For example it doesn't manage CAM charges. It does have a very good G/L, advertising portal, communication module and of course tenant and unit management.

    However, at this point, I'm looking for alternatives as well. I want something that can manage residential and commercial properly, can create the content for advertising, and integrates with QuickBooks. This last point seems to be a big stumbling block for most packages I have seen so far.

    Hey Adrian! I have been using Pendo and it's quite good, and low cost. I've heard of other local investors using PropertyVista, and I would have used that it was just the price point was too high to justify it for my smaller portfolio of 10 units. Hope this helps!

    Hi.

    I could really use some help finding property management software. What does everyone use or can recommend? We are looking for online access, able to handle a medium size mixed portfolio, hopefully not super complicated, and not crazy expensive.
